Work is mainly performed at DOTD HQ, but may be performed at any of the HQ satellite offices as needed. Work may be performed in or out of doors in various weather conditions or at differing heights depending upon the nature of each assignment. Working may also involve bending, stooping, lifting and climbing.
Minimum Qualifications: Three years of experience or training in the operation or maintenance of large stationary engines or mechanical equipment. Necessary special requirement: For those positions in which incumbents will be working with and handling refrigerants, possession of an appropriate EPA refrigerant recycling and recovery certification for technicians will be required (as required under Section 608 of the Clean Air Act, 1990).
Job Duties: Performs skilled mechanical work as a sole operator on a rotating 12 hour shifts, 24 hour shifts/day, 365 days/year. Examples include the operation and maintenance of all heating ventilation and air conditioning equipment including pumps, boilers, cooling towers, power generators, and all other central plant equipment. Operates and monitors equipment utilizing computer operated, centralized, energy management software systems which automates and controls the building's heating ventilation and air conditioning throughout the multi building complex. Monitors security equipment such as CCTV and access control systems. Shift Operator is in charge of building security during unoccupied hours of operation, maintaining a secure building, granting access to authorized employees etc. Reads gauges to check water temperature and levels, voltage, amperage and other operating conditions of HVAC and Power generation Equipment. Maintains daily logs and records of heavy industrial equipment such as boilers, chillers, etc. Performs preventative maintenance and maintains documentation of all mechanical equipment. Assist contractors with repairs in central plant equipment and all HVAC related equipment. Services and makes minor repairs to air handlers and other plant machinery. Monitors chilled boiler and domestic water to maintain proper chemical levels to reduce the risk of corrosion buildup, and to stop the growth of algae and other harmful bacteria accumulations. Works with and assists the water treatment consultants and engineers in the treatment of each water system.
Position-Specific Details: The incumbent is required to possess the following specialized knowledge, skills, abilities, as well as maintain the following licensing to operate the following equipment: Must be knowledgeable in the operation of heating ventilation and air conditioning. Have a background of computer skills including Energy Management Software. Be able to answer calls being polite and courteous to diagnose and rectify problem situations. Operate heavy machinery including, but not limited to, boilers, chillers, pumps, motors, emergency power generating equipment, etc. Total chiller capacity 1890 tons of cooling not including small reciprocal units. Domestic Hot Water boilers- 729.000 BTU/HR with 245 gallon holding capacity. Five tube boilers- 10,500,000/BTU/HR with heating surface of 1250 square feet.
